The Port of Shelton 190-acres of owned property at Sanderson Field known as Peste Business Park was in need a master plan to guide future investments and help attract new tenants. MFA was engaged to assess the feasibility of a new industrial building at Site 8 (referred to as Phase 1) and to develop a long-range plan for a subsequent phase that would include the industrial build out of the remaining Peste Business Park land to promote economic growth in the County. MFA conducted an existing conditions analysis and market assessment that informed a master planning concept for the entire study area and a redevelopment concept for the first phase, which will comprise a 20,000-square-foot industrial building. The resulting action plan identified funding and financing opportunities to advance the first phase and catalyze the redevelopment of the business park.
