Situated on a 30-acre parcel at a key crossroad near ever-expanding housing, a grocery-anchored, four-phased, mixed-use retail center was developed and set the stage for long-term community benefits. MFA’s site development team of land-use planners and civil engineers worked closely with a local developer, the City of Ridgefield, and the Port of Ridgefield to capture the vision of the community while providing site design and development of critical amenities in the heart of Ridgefield. 

MFA completed the design of all of the public infrastructure, including all of the roadways and the Washington State Department of Transportation’s (WSDOT’s) Pioneer Street (SR 501) halfwidth improvement; modifications to the adjacent roundabout; multi-use pathway; potable water system; fire protection system; sanitary sewer conveyance system; stormwater collection and conveyance system; stormwater quantity treatment system; and the stormwater quantity treatment facility. 

The stormwater facilities constructed on the project are designed to capture, convey, treat, and control runoff discharge as required by the Washington State Department of Transportation Highway Runoff and Hydraulics manuals and in accordance with City of Ridgefield engineering standards. Stormwater runoff from Pioneer Street (SR 501) is treated by modular wetland units in the proposed right-of-way and is then conveyed to a vegetated detention pond. The stormwater runoff from the development is captured and conveyed by two separate systems: one captures and treats runoff before conveyance to a detention pond, and the second captures pollution-generating runoff and conveys it directly to a treatment pond. Additional public frontage and curb-to-curb improvements are treated by bioretention facilities before being conveyed to the shared detention pond.
